Getting Rent Ready

Potential renters are like any other consumer when weighing which rental property they choose to lease.   They want a quality product which translates into a clean, well-maintained home.  As property managers, we often speak with landlords about the necessity of proactive maintenance for the rental property and providing the best possible cosmetic appearance possible.  All County Property Management recommends that before you market the property for lease, you should do a thorough deep cleaning of the home and carpets.  A fresh re-paint of the property is best, but at a minimum, any walls with paint damage should be repainted corner to corner, not just “touched up.”  Anything broken should be repaired or clearly disclosed to potential renters.  Turnovers between tenants are a great opportunity to have all systems thoroughly inspected for any overdue maintenance.  For more guidance on how to get your property rent ready, please contact us.

Rental demand heats up in the Alpharetta, GA area

As with many areas in the United States, rental demand continues to climb in the Alpharetta, GA area. The latest data from the Federal Reserve suggests that now is a great time to be a property owner since during the last three months of 2015 property owners’ rental income amounted to around 4.3 percent of the U.S. national income. Meanwhile, key takeaways from the “Emerging Trends in Real Estate” report published by the Urban Land Institute and pwc has us looking forward to successful investments for properly managed rental assets.

Safety First

As a homeowner or renter, you should be concerned about the rate of crime in the community in which you live or own property. All County Property Management is pleased to share that several of the cities we serve dominate the top ten safest communities in Georgia, according to a recent study by Value Penguin. Johns Creek, Milton, Alpharetta, Roswell and Sandy Springs were all highly rated for having low crime. In addition to the quality of life that citizens enjoy in safe communities, property managers will tell you that safer communities can contribute to a better rental property experience for owners. Food, Clothing and Shelter

Nearly every day we field calls from prospective real estate investors inquiring about good areas in Atlanta to own rental properties. As property managers in the North Atlanta market, we are familiar with many neighborhoods, and our feedback is to focus on properties in communities that boast good schools and have low crime. Whether people buy or rent their home, they want to provide a better future for their family and feel safe in their neighborhood. Another factor to look at for rental homes is their proximity to everyday resources, especially grocery stories. The Atlanta Journal Constitution recently published an eye-opening article on “food deserts” in the metro area. These are communities or neighborhoods that are more than a mile from grocery stores that sell fresh produce and other healthy, wholesome foods.
